About Me
Elizabeth Espinosa
Commissioned, Licensed, and Insured MD Notary Public
Service-Disabled USAF Veteran
I was commissioned as a Notary Public in Maryland in October of 2021. I have also been a federal employee for 11 years, after spending 4 years in the United States Air Force. Between military and civilian service I spent a year as a real estate broker’s assistant, which sparked my interest in real estate and loan signings. I received my TIPIC license in May of 2022.
I live in Beltsville, MD with my husband, a Chief Warrant Officer in the US Navy Reserve, and our cat. I am a lifelong equestrian, and compete my horse in eventing and dressage across the Mid-Atlantic region. Originally from the Philadelphia area, I follow the Philadelphia Flyers and other Philly sports, enjoy a good cheesesteak, and may or may not have bought my house based on its proximity to a Wawa.
What is a notary public?
In Maryland, a notary public is someone who helps prevent fraud by making sure documents are genuine and people are who they say they are.
How Does it Work?: When you need a document notarized in Maryland, you have to go in person to a notary. They’ll check your ID, watch you sign the document, then put their stamp or seal on it.
Types of Notarization: Notaries can do different things like saying you signed a document (acknowledgment), making you swear the document is true (jurat), or verifying copies of papers.
Why Does it Matter?: Notarized documents are taken seriously because they show the signatures are real and the document is legit.
Responsibilities: Notaries in Maryland have to follow state laws to make sure everything is done right. They’re not responsible for the content of the documents, just for checking IDs and watching you sign.
Special Services: Notaries can come to you if you can’t go to them (mobile notaries). Maryland also allows online notarization for most documents.
Overall, notarization in Maryland helps keep things honest in legal and business stuff by confirming signatures and document authenticity.
